This was an overgrown brownfield site that has been turned into three new terraced houses. Hoylake Road was the first part of a two part contract with Ealing Council; Carlyle Road, the other part commenced shortly afterward Hoylake and was completed in June 2014. The dwellings are affordable housing units for general needs rent. The project achieved Code for Sustainable Homes Level 4.
The original design allowed for Code level 4 to be achieved through the use of roof mounted PV. SDB took an alternative approach and, in agreement with Ealing Council, omitted the PV replacing it with an enhanced fabric including triple glazed windows, lowered u values for walls, floors and roof and a major reduction in heat loss through thermal bridges. It was treated as part of developing a company approach that moved towards the PassivHaus standard. The changes were made at no extra cost to the client.
The completed project achieved air tightness below 3 and sound levels a minimum of 12db better than Building regulations.
