Sandwood Construction News – December 2016

Welcome to our December newsletter in 2016. It has been a busy time since the last issue and we have had some interesting projects to complete.
Projects Completed in 2016
Willows Yard: This scheme is for Origin Housing and comprises of 21 residential flats and 1 commercial space; with 2 units being wheelchair accessible. The commercial space, which is integral to this development, is located on the ground floor, with its main entrance on Park Parade. The commercial unit has its own gas, water and electric services. The residential flats comprise of 4 number of 1 beds, 14 number of 2 beds and 3 number of 3 beds.

Oliphant Street: This project is the refurbishment of an existing corner shop into new living accommodation for CityWest Homes.
We are close to completing our third PassivHaus scheme; this one is for Lambeth Council in Akerman road Brixton. It consists of three PassivHaus terraced houses and six near PassivHaus converted flats. The final (acceptance) air test was carried out recently with an exceptional result, all three units below 0.4 ACH against the PassivHaus requirement of 0.6. Our energy modelling has enabled us to design a six storey timber frame building for Ealing Council achieving CfSH level 4 without gas in a location where gas infrastructure would have been complicated. It has also assisted in designing a near PassivHaus scheme for Shepherds Bush Housing Group with code credits close to level 5 of the code (SDB advised the client against PassivHaus as it had not been designed with this in mind and bolting on a PassivHaus concept to an existing design rarely succeeds)
Our Stirling Prize shortlisted project from 2015 (Darbishire Place) continues to receive plaudits but no new awards this year.
Current Projects
Kensington Day Centre
This project, for Octavia Housing, comprises of the demolition of an existing care home into the erection and completion of a Day Centre Resource Hub consisting of a cafe/restaurant, a kitchen, reception and office, lounge, WC’s and stores at ground floor level with a multi-purpose room, pottery room, IT/internet room, assisted bathroom, treatment room, hairdressing room, laundry, staffroom and WC’s at second floor level. The accommodation also provides 13 1-bedroom dwellings on part of the first floor and on the second and third floors.
The concrete frame has been erected, the external brickwork is nearing completion and the building is watertight. Services and partitions are now being installed
Morton Road
This project was delayed by the need for a build over agreement from Thames Water but is now underway. The scheme was procured on a two stage basis with a Pre-Construction Services Agreement (PCSA) enabling SDB to undertake investigations and surveys in advance. The benefit of this is now being seen in the rapid progress on site together with a completely fixed price.
Adelaide Wharf & Gordon Road
As before plus. This almost completely landlocked site has presented a number of problems particularly in relation to services and drainage. It was also discovered to have severe asbestos contamination from a previous use. The services issues are largely resolved and the remediation strategy is close to completion. The 5 houses have commenced and it is hoped to start the flats early in the New Year.
Akerman Road
Our latest PassivHaus scheme with Anne Thorne Architects Partnership (ATAP) is nearing completion.
Bedfont Lane
This scheme for 30 flats for Shepherds Bush is out of the ground with the timber frame progressing on both blocks. Block A has been designed to an enhanced code specification and at design stage was closer to level 5 than 4.
We’ve just won a project to refurbish Origin’s offices at 110 Eversholt Street, NW3 starting 30th January with a 6 months contract period.
We’re also in the running for 7 new houses in Hillingdon – value £1,500,000, which would start in March 2016 and has a contract period of 50 weeks. It is between us and one other contractor.
