This was a project for Shepherds Bush Housing Association, consisting of 9 flats for shared ownership in a three storey building, involving the demolition of an existing public house.
It was a negotiated contract with costs agreed and committed at an early stage to enable SBHA to proceed with the site purchase.
The building was constructed as a timber frame with a combination external brickwork and cladding. The timber frame was constructed on site using pre prepared components but involved significantly more on site fabrication than is usual even for an open panel system.
The original design and planning permission included solar photovoltaic panels on the roof and fairly relaxed u values for the structure. In common with many of our recent projects we changed this to improve the fabric, reduce
thermal bridging and build to higher air tightness standards. This revised spec included triple glazed windows and an MVHR system both of which are part of our standard specification.
The removal of the PV required an amendment to the planning condition which was achieved with input from SDB on carbon emissions.
The project was delivered on time but with some cost increases resulting from the client’s desire to upgrade the building and achieve higher shared ownership sale values. Overall this was a fairly straightforward project that was dealt with comfortably by SDB.
